let me think this out, gonna cost you about 250 to build,plus 50 in wall and landscape,
and about 30 for puttingreen,built in jaccuzi, out door bbq...

Rock landscape is cheap
Septic and underground utilities No power/cable/phone lines to look past.

Retainer walls we're gonna wait til we do a small pool, estimates have ranged around 50-60.

The build make Jan anxious but it'll all turn out fine sooner or later. We usually drive past your place when we're in town but it seems we are on alternate schedules, like 10 days ago
