Selling a 1963 sqft home build in 2002. 4 bed 3 bath on over a 5000 sgft lot in a gated community.
HOA dues $99 per month and have not gone up since we moved in Jan of 2010.
House is move in ready. We would stay but due to certain circumstances, we are looking for a bigger house and piece of land.
Home is located at the end of a cul-de-sac and is on one of the biggest lots in the community.
We have over $35k into the back yard and it is 90% finished with a built in NG (natural gas) BBQ as well a NG firepit . We are going to credit $2K of the sale to pay for sod as that is all that is left.
New carpet was put in one month ago.
The house has solar with a 19 year lease left through solar city. The lease is fully transferable if the buyer wishes to take it over. If not, we are more than happy to take the solar with us. It is really a $$$ saver with the amount of AC we use.
Asking price is $419k and that is pretty firm. With the $2K credit we will take $417 or give the $2K at closing.
