I hear rumors that another site owner called Hernando and Hernando said it wasn't for sale. However if it's not for sale, why would it be listed for sale on a commercial real estate multiple listing service.

Yes he is. Read carefully as it's all in the semantics. Some people hate being the second to have the goods, especially when self touted to be the source, so when they are in last place on information, they state it a different way to make it look like they have the actual breaking news.
