Don't know a whole lot about the development itself because it was built after we left Napa but I grew up a mile or so from there on the west side of the freeway. I think there was some issues with the existing neighborhood to the north of there. Something about the residence from the new development going the wrong way on a one way street through their neighborhood for a shorter way out. I've gathered there's like two ways in but only one way out or something like that.
Also, prices for similar houses in other city's are going to be more in Napa just because of the Napa name. At the peak of the market mid 2000 1000sf 40+ year old houses were going for $450,000ish. That's why we moved to Vacaville, 1400sf, 8 year old house for a whole lot less then that.
