Anybody have lots for sale on Grand Island? How are they priced and what are they really worth?

Where is Grand Island. Is it the new development where the airport used to be on the island.?

I was down there last week looking around. The lots are all currently a part of some development or another......they have some unique heights and setbacks down there.

Setbacks are 20 Front, 10 Back and 3 (yes 3) on each side. They are also allowing 2 stories and a 30' height variance for the current lot and blocks.

Hard to really figure out what's going on there .... little bit of everything, one thing for sure though, you'd better like your neighbors! Also supposed to be a couple of hotels that got put on hold.

Homes:
$613,453 in Escrow (2784 SqFt, 3 Bed/5 bath, 50' garage)
$399,800 - Active (2,398 with 3 Bed 4 Bath 32' Garage)
499,900 - Active (2,403 Sq Ft, 3 Bed, 6 Bath, Over 50' Garage)
$269,900 - Active (1,344 Sq Ft, 2 Bed, 3 Bath, 33' Garage)

Can't see the lots from my iPad right now but I'll look later and post them up......if you are interested in any of these let me know and I'll get more info.

Ray's Pizza!!!! Best in AZ!!! I understand the grocery and liquor stores carry the drinks you seek. :D

Wife and I looked at all the model homes there a few years back, all very nice indeed, but only if you like feeling like you moved into Orange County. It's what I call a Grey Poupon neighborhood. If not mistaken, most if not each of the original developers bk'd and other investors bought it up. One I know was a Phoenix based company, I think another was out of Prescott. That's when the individual lots began being sold. Small lots, .15acres or less is probably average size.

3 per side. WTF - are they trying to pack it like Balboa Island? I am building a retaining wall this week on the other side of RV garage. Will have 14 gap at min to park things.

Yup.....Like Ziggy said it's kinda like an updated Balboa or Huntington Beach on the island, but there will be a market for that. I don't know if it;s a bad thing for some that would like to be in the middle of it but it certainly is a departure from the Havasu we know today.

As some say in the car business.........."There's an ass for every seat.....somewhere" :D

OK....sorry it took so long to get back on this but here is what I found.

The MLS shows only lots in parcel G & H and these are varying in price from $70-95K and .1 to .16 Acres respectively.

The lots in Parcel F are not currently on the MLS (or at least I can't see that they are in Parcel F) but when I was down there last week I saw a price sheet that showed prices there from 90 - $115K (115 being the pie shaped at the end of a cul-de-sac).

There is a pending Public report for 20+ lots by a developer and there are already at least 1 and as many as 3 reservations per lot in the same price range.

Let me know if you need any more info and I'll track it down for you.
